Hi Heather, we have a common friend in Sarah Wright and adjacent properties in Vershire; my family owns the property and cabin to your SE, known (by some) as OSPP Trust. I saw your listing and walked the properties yesterday (yes, yesterday), the family is likely to discuss over the holidays; I have several questions:
-!why are you selling so quickly!?
-do you have a survey?
-is there a potable-water source?
-any septic capacity?
In my dreams we could purchase your parcel and annex it to the trust; reality is less compliant!

Hello Steve,
When I bought the property a few years back we were in a different place and had different dreams I suppose. I have a horse farm in NJ and found that getting up there for a weekend just did not happen as much as I would have liked. We ended up purchasing a farm on the coast of Maine last Fall that suits our needs much better. Now when I go away – I go for the summer and bring my entire entourage with me.
As far as a survey is concerned I only have what was given to me when I bought the property. I have walked the land though and the property lines are well marked.
The camp is completely off the grid. There is no running water and no septic. There is a pond – as you probably know. We bathed in the pond when we visited and brought in our own water for cooking and drinking. There is no reason why a well could not be dug. Same goes for the septic. We just did not get there yet and were more leaning towards the composting toilet route anyway.
I would have reached out to you as a neighbor to let you know of our intentions to sell but did not know who to reach out to. There is some wiggle room in our list price if that helps at all. So, I put the date on my calender. The maps you sent me jogged my memory concerning a previous owner of the parcel in question. Back in 1990, it was owned by Gary Knamiller and I made a forestry plan (rudimentary) and had a timber harvest there. I also enrolled the property in Use Value, but looking at the database, it looks like it is no longer enrolled (either by Wright or Belanger), so it must have been removed a while ago. There is also some discrepancy between the maps I have and the maps you sent. I may contact the surveyor before our meeting and see if he can shed some light on boundary info. My info also shows that Dick Wright has (or had) a 200 foot right-of-way west of the judgement Ridge Road. It would be interesting to find out if that still exists. I'll keep you posted and as we get closer to 2/21 let's confirm times etc.

My family appreciates the information and your candor regarding your property; it was invaluable in our discussion. Our property is operated as a family-trust, complete with trustees of disparate opinion and means, the composite vote is positive; yes, we are interested. As a trust we are exploring our options and hope our (presumed) offer isn't tardy.
Please advise of strong offers, prior sale and/or expiration date of your MLS contract to assist our trustees in a timely decision/valuation & offer..... I am but one-fifth of the OSPP Trust board, additional questions and interaction may be expected from Peter Lawrence, my dad and fellow trustee.

Greetings and happy new year from our OSPP Trust. The 'Ricksecker' property, as converted to a family trust, is investigating the annexation of the 'Belanger' then 'Loeber' parcel into our care & management. This 31 acres, located to our west has had many owners, managers, and property-line questions; the survey provided to us by current seller looks like your work and realm.
I am a trustee, participant and preliminary inquisator in this investigation. We are interested in ANY recollections, efforts or information in regards to this potential consolidation. Our forester, Paul Harwood, is administering the current-use program and assisting in research / assessment and management matters. You will reblaze, redraw and define any transfer.

The "Belanger" parcel would be a great addition to the "Ricksecker" property. I'm not familiar with the "Loeber" name. I will have to look into that. Anyway, I'm happy to help any way I can. I believe there were title issues with the Belanger parcel. I think they were cleaned up. I suspect you wold have a title search and report done before purchase.

I would like to thank you all for your interest in our property. My husband and I have discussed your proposition and are generally in favor of conducting a private transaction with you. We have reviewed our agreement with the listing realtor and we do have provisions that allow us to terminate the agreement and conduct a direct sale without penalty. Prior to taking the property off the market we would like to work out the terms of a private sale with your foundation. We would need to understand the following:
1. Offered purchase price
2. Timing of purchase
3. Payment terms
4. Any other terms you are contemplating
I propose we maintain our current dialog and informally work out some of these details. Once we jointly believe we have identified acceptable terms I will delist the property and we can begin the formal transaction process.

As Steve may have told you, we've been coming to Vershire since before it was a riding school. In 1960, I came with my parents to a rental cabin over on Judgement Ridge. Those cabins and the properties we both own were then co-owned by Dick Wright and Bob Steiner. Bob Steiner and his wife, Sherry, both went to college with my parents. What is now the riding school was then a chicken farm. What is now a dormitory for the students was then a chicken barn. In 1961, I spent the summer shoveling chicken manure and collecting eggs for Dick & Bob. As we were sorting eggs one day, Bob and Dick told me that my folks could buy as much land as we wanted for $50 per acre. My Mom & Dad scraped together $650 to buy 13 acres of land (where our cabin currently stands). I knew that piece of land since I'd been up there on a tractor and had admired the view often.
This is all to say that my whole family, and now two more generations of the family, love this land and have loved it for over 50 years.
We sure hope we can come to terms with you regarding your property. Our offer would be a cash offer - we would not ask you to take back any of the financing. But rather than discussing this by email, I'd rather speak with you on the phone. It seems friendlier.

I enjoyed talking to you today and would be willing to represent you in the purchase of the 31 acres, but really can't answer too many of your questions at this time without doing further work.
If you presently own two adjacent parcels, the parcels are combined for purposes of tax assessment. However, they are still separate parcels and probably should remain so unless there is a reason to change them. In the past, parcels were combined to avoid having to obtain wastewater permits, but now a wastewater permit is required if there is a structure on the property. The permit is required if the parcel is 1 acre or 100 acres. Separate parcels can be conveyed out in the same deed (as parcel 1 and parcel 2, etc.). so annexation is usually not an issue. Note: there is usually a savings in tax assessment and taxes if the parcels are combined.
Once you purchase the new property, it can be enrolled in the land use program. If it is enrolled in the land use program, you can simply transfer ownership. Paul Harwood is the one to talk to about this.

Congratulations, I think. I've spoken with Blake and it sounds like you're on top of survey info and legal representation. I have looked at the database for Use Value and it does not appear that the Belanger parcel was enrolled in Use Value. However, prior to the Belanger ownership, there was a portion of this property that was enrolled under the name of Gary Knamiller. It must have been removed after Knamiller sold it, but unless the Use Value lien was paid off, there there is still an obligation not to "develop" without penalty exposure. You might want to have your attorney look into that, though unless you plan to build on the new piece, and you plan to enroll in Use Value, such information might be moot.
