Our OSPP Trust settled and closed on the Loeber (Charles) parcel!
This addition secures our western border and adds bunkhouse and pond to our assets. The property may contain a westerly view which exploration will discover....
Opening thru Mecca..
A bumpy opening was followed by clean transfer of the new parcel, all is well. A burn-ban shifted Mecca towards cabin, bunkhouse annex, and pond!

Watershed notes:
I had interpreted surface-water flows from the OSPP43 to be south & east, into the Ompomanoosuc drainage; this was inaccurate.
The water actually flows north & east via the MeadowBrook into the South branch of Waits River and into the Ct at Bradford; our spring is a headwater of the Meadow Brook, so is mooseville.
More interesting is that the Loeber parcel pond is in a separate and distinct drainage basin. It flows west & south into the Jail Brook (along 113) then into the First branch of the White River at Chelsea. It then flows south along 110 to the White River at South Royalton (@VLS), then into the Ct at WRJ.
Three headwaters of pristine drainage basins radiating NE & SW from the high-point on OSPP, roughly approximated by our well, entering the Connecticut River in two confluences 30 miles apart..

September 26 to 28 was boyz weekend...a small and attuned group joined me for peak foliage, Indian summer and stereotypical bonding..... The garden had previously frosted, yet the roots and snaps were worthy; the refrigerator has milk, condiments and bubba burgers. One guest shot hours(s?) of stills and video from aerial drones, the most breathtaking perspectives and sweeping vistas, to be posted soon. All is well. S.

Vermont Law graduation thru Mecca provided me (Steve) with a broad variety of family, friends, events and welcome silence. The garden is in, the meadow expanding, and the pallets burned....

7/2/13: turbulence describes this spring and opening season...
Large, wet storms were followed by wet snows, lightning and stiff winds. Frogs,s monarchs and advanced tree canopy greeted June. The garden suffers, the plumber repairs and time marches. S.

5/28/12: Memorial day weekend, small crew of seasoned users converged on a beautiful weekend. We mulched, planted (plenty of extra room), replaced 'herb bed' rails (bring seed), opened lean-to view, mowed and burned... then we added this!
5/20/12: gardening, swimming and mowing with KNZ & friend Jenn; warm, sunny and lush.

Good news! Ballenger sold his cabin to a friend of ours. She was a VRS camper back in the 70's and now her daughter goes to camp. She wanted a summer cabin to come up from MA (I think) to chill. She is mellow & a good person. She has already hauled out the old junk cars and stuff. She doesn't have any plans to do anything with it now. She is into the idea of off the grid for awhile. Heather Lober is her name. So I have a sigh of relief that we have another positive -non potato gun shooting neighbor! Who actually wants to clean up the cabin.

6/19-24/2011 - Riley the dog and I spent a quiet week at OSPP. Crossroads is spectacular. The meadow ready for mowing -- Diane Ward stopped by to say that the mowing would happen soon. The new toilet is fantastic -- my early contribution to OSPP is a new compost bucket with a lid. :) There was an abundance of bird visitors -- who enjoyed the bird bath, which I liberated from the weeds. Spent time weeding the garden and filling in where the critters have eaten -- they really liked the lettuce but left the arugula alone. I spent a lot of time thinking about the coming cabin season and how lucky I am to be a part of it. Julie
5/30/11: MECCA went well with good friends and (generally) good weather, plus DELICIOUS asparagus. Crossroads was lush, KNZ was the FIRST KingKone customer of 2011(!), garden in, clearcut bon-fire, NEW toilet installed <going from 5.0 gallons per flush to 1.3 GPF reduced, but not eliminated the condensation (DRAT!!)>, OSPP is awake and prepared for the season.
5/13- 5/15/11: OPENING! I arrived on Friday, J&J on Saturday, our 'practiced' team completed most tasks, excluding rain-inhibited items...
I met w/ Peter (the carpenter) on Saturday: floor is good; shower is max size; linoleum is poor (family week?); toilet is sweaty & water-consumer (i will replace with dual-flush & low-flow during MECCA). Bottom-line is: NEW TOILET (by me) & NEW LINOLEUM (volunteers?) will do it.
5/11/11: We have a dedicated cell phone for the cabin this year... 400 minutes on a prepaid plan. (802) 477-2583.
5/7/11: Julie & Jay will be joining me on 5/14 for opening! Peter (the carpenter) will also visit to discuss and schedule the bathroom work (floor, linoleum, shower & low-flow toilet).... A new spring-time photo will grace the homepage thereafter!

5/2/11: Thinking of spring and OSPP season! Over the weekend I did some footwork for opening / projects / planning:
- Received Land-use confirmation fro Paul Harwood, signed document & bound report will reside at OSPP;
- Received printed survey from Blake (the surveyor), also to reside in bound report;
- Contacted Jay regarding opening on 5/14 (instead of 5/21);
- Contacted Peter (the carpenter) regarding completing porch stairs;
- Wrote to Sara Wright asking about the VRS winter and 'mud season'.
Jay said Hannah is graduation on that Saturday (so it may be a limited opening, water / kitchen / garden);
Peter was up today (5/2).... no power! I contacted WEC to investigate (probably 5/3?). He indicated it was a TERRIBLE & wet spring.... the cabin and lane were fine;
I will visit w/ VRS if no response is sent..... OPENING & MECCA approach, I can hardly wait! S.
3/20/11:
Andrew, Riley and I hiked in to OSPP today to celebrate the 1st day of spring. It was a perfect day. Great snow, fabulous view, warm temps. When we were leaving, Andrew rode his snow board from the cabin all the way to the cars, parked at the last horse paddock. there's still 2+ feet of snow in the woods and around the cabin. Spring's here, but it will be a while before the snow is all gone. Love to you all- jay

2/26/11: Kenzie, Steve & Jay enjoyed the snow-shoe and sledding adventure to OSPP. Hiking from paddock 2 we encountered a 12" fresh snow over 3 to 4 feet of layered snow/ice. The cabin was pristine with no tracks, deck-snow was above the base of the windows! Sledding and lean-to lunch followed. Jay toured to chez-charles while we returned to truck to warm my snow-monkey....

Hi. (from ancy)I met with Peter O’Connor at the cabin.He is on the up and up.
I had asked around about him – including with Peter at the Riding School. But I only knew “Peter the carpenter from Chelsea”, and it did not ring a bell.
WELL – when he got lost trying to find the cabin, he asked Peter at the Riding School (Who of course knew he was who I was asking him about!), and it turns out their kids went to the same school. (Well Springs?)
ANYWAY – he will fix and door and rebuild the back steps. Steve, I told him that you were the main guy to deal with. (OK?)
He will do the work in November. He knows that everything will be closed up. I showed him the electric pole – he knows that will be OFF. I also showed him the appropriate switches in the basement.
He will use pressure tr4eated wood on the back steps – and will sink them into concrete up to the frost line. And then we can do some treatment of it to make it less slippery if we want.
He will remove the right panel of the front door (screwed together) and will scale it down so that it all fits tight.
He also mentioned not opening the basement window in the summer (as odd as that seems) because the difference in temperature (Outside and in) causes same issue – condensation.He also said that it would be a good idea (at some point) for us to cover the dirt in the basement (floor) with a roll of plastic. That creates condensation that could eventually compromise the wood of the cabin.Did a few close up type things. The hose we left on the ground seems cracked and disabled. Two of the hoses are drained and in the basement. The rest are still hanging.He will look into the type of toilet we want. (Thermal toilet with light and heavy flush)He will await spring for the bathroom, and will talk to us (you) more before then. He measured everything. He said he would be touch with you, Steve. Just a brief update on our sejour at OSPP. We did the two requested tasks: (1) repaired the broken rafter; and, (2) repaired the "soft" floor at the doorway. The first task was easy. We sistered on a 2x6 to reinforce the broken rafter. It should hold for a long, long time.
The second task was a little more involved. We started by pulling up the threshold. It was so dry-rotted, it pulled up easily and weighed not much more than a feather. Then we started in on the floorboards. We found two that were pretty far gone at the front. Both just split when we put the pry bar under them. We got both up and found the plywood subfloor very rotten. I could put my hand through it. So we worked back to find solid plywood and sawed out the rotten section - about three boards by two joists, so roughly 24 x 36 if memory serves me correctly. Fortunately, we found matching, solid plywood in the scrap pile and screwed it in (water sealed). Then we sawed off the rotten sections of floor board and reinstalled them to the front and filled the gaps to the back (toward the firewood box) with some new wood that we found in the basement (had to saw off a rotten end on that, too). We polyed the new stuff three times, so it should be pretty durable. We also sanded and re-polyed the older floor boards around the door, about three feet in.
Then it was time to tackle the threshold, which was part of the problem with moisture getting in. We put some flashing underneath so that any moisture that does get in will flow out over the front edge of the siding. Then we installed a new threshold that slopes down and out a little bit, so that most of the rain will flow down and out, too. So, all of this should be good for a while.
Then we tackled the door. We figured that part of the reason moisture was getting in was all the cracks in the door. So we built a new one out of tongue and groove, with plywood backing. I also got new, heavier hinges. It was a bear to do, and took a bit longer than expected (in part due to weather), but satisfying in the end. It's stained on both sides and edged, so it should last a good long time with regular touchups (We found a dark brown stain on sale at Fogg's; Lill used it to re-stain all the windows on the original cabin as well). I was going to rebuild the screen door, but Alex suggested refinishing it. He sanded down the exterior face, stained it, replaced the screening and the lath (also stained), and rehung it, pretty much by himself. It looks good.
Here are the leftover tasks for the door:
1) If anyone has time, it would be good to poly the inside face of the plywood on the door. We did the outside face (not visible).
2) The real chore, if you are up to it, would be to reset the door on a new board (where the hinges are attached to the frame of the cabin. We re-used the old board, but weren't real happy with it, because it's so narrow and splitting. I couldn't find anything better at the time. Then, on the last day as we were cleaning up, I found the stash of boards up in the loft behind a mattress. I'm pretty sure there's a 5/4 rough board in the pile that would do the trick. Oh, well. I suggest setting the door about 1/8" lower when replacing the board. I'd also suggest adding a brush weatherstrip at the bottom
Those are the highlights from cabin maintenance. And we still had time to do some hiking.
Also, Ancy, if you happen to notice a purple swim cap at the cabin, it's mine; must have slipped out of my bag. Would you please give it to Reg and KD to bring back? Thanks.

5/31, MECCA Weekend. We had beautiful and diverse weather for friends / kids / dogs in attendance, foggy-cool to clear-moon to full-sun; that's Vermont. Loops of lean-to / meadow / table rock / pond, were enjoyed. Many helpers for the opening of the porch, wackin' the garden, and cleaning made the cabin shine! Hope for rains.... s.

2/20/10: Jay & Julie met Steve & KNZ for sledding, views, photos and memories. No snow in the valleys, yet one-foot (+) above VRS. Parking at Levi's and snow-shoeing in, our first sight of the meadow was Julie 'whooping' on her red sled and Jay rolling off of his! Toboggan rides, soup, pistachios and conversation filled the time. Beautiful views from the deck, fire-pit, table-rock.... All is well! Then off to Keene for a birthday celebration with Sara, Andrew, Hannah & Spartan!
Good news. OSPP is now a member of the Cross Road Farm CSA! This Community Supported Agriculature membership means that the investment I made on behalf of OSPP is worth $400 worth of shopping there this coming season! 10/5/09: Stormy forecast and soaking Saturday led to a reduced turnout for boyz weekend, allowing indoors activities for the evenings. One and one-half inches fell on the deck during the day on Saturday, we burned ENORMOUS nuggets at the lean-to and our day flew by. Sunday was fog to clearing. We ate nothing but pork. s.
9/28/09: No news is good news! Team Smain harvested a frosted garden of red-leaf, carrots, beans, squash and herbs. We enjoyed a beautiful Saturday, moist Sunday and variable Monday....we enjoyed every minute! Next years' wood supply is robust, this years is depleted...
Sep 23, 2009: Hi all. Virginia, Joy, Shana and I just had a magnificient week at the cabin. The Tunbridge World's Fair was a hoot. Crossroads is flourishing. And, as reported in the log several times, there is a hornet's nest on the trail in the back 30 near the queen slipper orchids marshy area. Hikers have been startled and stung. The trees are beginning their color journey - at about 20%. Love Ancy

6/28/09: There's a bear! Casey's reported seeing him the week before, then we had a visit Sunday after we arrived. He is not very wary, but we clanged pots and pans to get him to scamper away. Interesting as it was to see up close - on the deck- it is not behavior to be encouraged. Tomatoes, cukes and squashes are in. Cutworms already took the peppers..Lots of firewood cut for next year, but needs to be brought up the hill - someone with a pickup? (Lil V.)
5/26/09: MECCA Weekend went smoothly...fires, music & shared food & banter at the leanto... Horses, pond, salamanders, tablerock and assaults on chez charles were the favored pass-times. We burned piles of slash in the clearcut in the mornings, then frolicked with the kid(s) all afternoon(s).

5/20/09: Just spoke to an electrician friend about our continuing issue at the power pole. The likely cause & remedy are as follows: the conductors from the breaker to the cabin are JUST long enough, with no play to allow for thermal expansion (or contraction, more importantly). This cycle is causing the breaker to pull away from its contacts, causing the shorting / brown-out / loss of one electrical leg. He suggested adding a junction box below our breaker, adding a looped length of wire to a new main breaker (thereby adding some play for contraction).
(This sound reasonable to me. SDL.)
5/18/08: Maria and Steve opened the cabin this past weekend, it was in good shape with little damage or wear from the winters' sleep. Mouse poo and pillow damage were the main interior issues, the power-pole breaker / minor ice damage / view enhancement were the exterior items. Maria was a trooper, venturing into nooks & crannies not cleaned in years!
Little outdoor work (garden, lean-to, wackin') were accomplished this visit. We did sort and burn some slash in the clearcut on Sunday. With time (and effort) this area will recover well. PIX. The new view is AWESOME!
Next weekend (mecca) we will work on the garden, continue sorting cabin firewood and transforming slash into ash...
05/13/09: A note from Sarah Wright, our neighbor from VRS: Hi Steve! I hope you had a great winter. I am missing the peace and quiet! As soon as the snow melts I feel like I am running all the time. I wanted to give you a heads up on the clearing up by your place. Do you have in your contract that they will clean up their mess? It is pretty tangled up there. There is still a lot down and there are a ton of stumps. In pulling out trees they took out 3 of our fences too. It is dry up there to clean up. Thanks. See you Memorial Day?

3/24/09: WEC has completed their tasks, little snow remains.
3/10/09: Washington Electric Coop (WEC) called in response to my 'tree-on-line' request. They will remove and re-energize by mid-may (about the time the snow-pack melts!). They appreciated the heads-up and easy time-line.
2/16/09: Kenzie and Steve conducted a scouting and sledding mission to the cabin. We snowshoed from Levi's to the deck, toting toboggan and a lavish lunch. Snow depth varied from around 3' at the base of the meadow to 1' at its crest. There was open water from our spring. Kenzie was the first deck visitor, conquering a 2' snowbank and beginning our happy-hour of homemade soup (in her b'day thermos), bread, and chocolates. We walked the 'loop', inspecting the outhouse / leanto / teepee / garden, all was well (with the exception of a tree on our power line). We did 5 or 6 runs, starting at the sandbox, bumping and jumping the stumps and lane, ending near the spring.... good clean fun! We ate more, partially cleared the deck, bathed in the sun and our newfound view, then returned to the truck.... 2 1/2 hours had passed! On to Sugarbush for skiing on her birthday. Photoset is here.
Fall 2008, the 'view enhancement' occurred, directed by Paul Harwood (our forester). A 2.4 acre clearing was created at the base of our meadow. Extra thanks to Fred Barras and the family of T. Cuyler Young for their neighborly cooperation and prompt response to our easement request.
